STEP 1: ONLINE PROPERTY CONVEYANCING

The first step in UK property conveyancing is when the seller's solicitor sends us a CONTRACT which contains all the details of the transaction.

STEP 2: SOLICITORS EXCHANGE OF CONTRACTS

Exchange of contracts takes place when you sign your contract, the seller signs their contract, and they are exchanged between legal conveyancers. Your deposit will also be handed over. The transaction is now binding and if you back out, you could lose your deposit. The insurance of the property will be your responsibility from exchange of contracts. If you are obtaining a mortgage, your morgagee or financial adviser will make the insurance arrangements.

STEP 3: COMPLETION

In order to effect a smooth transition, it is important to make arrangements for changing over such services as the electricity supply, the gas and telephone as well as the rates. See the action checklist.

Legally, completion takes place when the money required to complete the purchase is handed over and, in return, we receive the deeds of the property and the keys. In practice, the keys are often left with the estate agents for you to collect after completion.
